We are privileged to welcome you Home, to The Villages at Noah’s Landing. Here is some valuable information to help your transition to the community be as smooth as possible.
We have included in this package an at-a-glance Villages at Noah’s Landing Contact Information page. Please make sure to include all these important phone numbers in your phones, in addition to your resident’s phone.

**There is an Emergency Phone located at the Pool Patio 24/7
Access Gate Code: Your resident will be issued a gate code for you, family, or anyone visiting the community to use for access when the Gates are closed. Your residents code is #MMDD (Birth month/Birthday – for example for January 5th #0105). Please contact Royal American with any service providers information that you would like to have access to the gate (this includes newspaper delivery, etc.). The gates generally remain open M-F from 6am-6pm. **Resident/Guardian Key Cards will also open the gate.
Rent: Rent is due the First of EVERY month and considered late the second of EVERY month. Late fees begin to accrue the day after the 4th. Please refer to the late fee schedule in your lease (Dishonored checks add additional fees). Checks are made payable to The Villages at Noah’s Landing. If paying by Check, the payment must have the residents name bank issued on the check – no exceptions. If you do not have checks yet in your resident’s name, you may pay by Money Order until checks are available. There is a Green Rent Box located at the Basketball court that is outside the back of the Clubhouse by Royal American’s hallway. This is a locked box, the Community Manager is the only individual with access to this box.
**PLEASE do not place any payment to Noah’s Ark inside this box (meals, activity fees, etc.) – it is NOT checked daily, only during rent collection time. Noah’s Ark has a drop box located on their office door inside the clubhouse.
Lifestyle Enrichment Activities (LEA): Please refer to Noah’s Ark regarding this fee and any questions by calling 863-687-0804 or emailing firstname.lastname@example.org
Maintenance: Please place all Work Orders through the front desk during business hours (9am-530pm). If after hours or in case of an emergency, please call 863-934-4186 and leave a detailed message. You can also email email@example.com
*Texting and Social media are not effective methods of work order request, thank you.
Lock Out Fees/Replacement Cost: If a resident locks themselves out of the apartment after business hours, there is a $25 lock out fee associated to the service call. For this reason we recommend that the resident also contact the individual managing their finances (parent/guardian/family member). These fees are due within 3 days of service rendered, including holidays. Key replacements are $10 per key, including Access Card, Bedroom & Mail Key(s) – no refunds are issued if the original keys are located after copies have been issued.
Resident Direct Phone Numbers: You can dial your resident’s apartment home by calling 863-692-8089 then pressing 2 then their unit number. For example, if you resident lives at 951 Noah Trail, the extension would be 2951.
“Family” & “House Rules”: Please understand that your resident is occupying residency within an Independent Living Community. The Natural Supports come from you. When approached, we reiterate back to the resident to refer to their Family & House rules. Employees of Royal American are not responsible for deescalating conflicts/disagreements between roommates or other individuals within the community. It is imperative that all parents/guardians/family members are engaged with each other, just as much as the residents in order to produce a unified harmonious household.
Recycling: Please place all recyclable items in a clear garbage bag and place in appropriate dumpster marked Recycling at the dumpster. The county will not recycle anything in any other colored garbage bag.
Notices/Correspondence: In addition to the residents receiving Notices of Lease Violations, Renewal Notifications and correspondence as it relates to the lease, all Guardians/Advocates and Power of Attorney who hold specific rights to “determine residence” as stated in their Advocacy Papers (submitted to Royal American) will equally receive the distributions. These distributions will be sent once delivered to the resident’s door.
Newsletters: Newsletters are distributed monthly on or before the first of each month. These include a calendar printed by Noah’s Ark Activities in addition to a calendar with Pest Control Schedule, Resident Services Schedule and Community Birthdays.
Rent Increase/Decrease during Lease Term: At any time during the lease Royal American is permitted to increase/decrease rent to Market Rate Rent with a 30 day written notice to the resident.
Non-Renewal / Termination Policy: Written notice of termination must be received by landlord no later than 30 days prior to the proposed termination date. Rent must be paid through the termination date. Termination date must be the end of the month. No mid-month termination dates will be accepted. Resident also has a termination fee obligation that is decided at time of lease signing. This fee is due at time of termination, paid in full.
KEYS ARE DUE UPON DATE OF SCHEDULED MOVE OUT.
Resident Services: Resident Services is a monthly inspection performed within every unit by the Royal American Management team. These inspections include changing air filters, testing smoke detector batteries, inspecting for any visible leaks and checking for housekeeping standards. Failure notices will be delivered to the resident upon completion of the inspection and given 3 days to remedy the failure. Work Orders will be placed in the system regarding inspection failures, allowing an at random re-inspection to be performed within 5 days.
Housekeeping Responsibility: It is imperative that each individual equally contributes to the common area and personally occupied areas of the unit. Please see Housekeeping Addendum included in this packet, coped from the lease. Lack of housekeeping standards can impact a resident’s ability to renew their lease. Unsanitary housekeeping leads to additional issues, including pest infestations which will not be tolerated.
